Residential and commercial development in the quarter on Henryka Sienkiewicza Street in Zielona Góra

The subject of the planned Investment entitled “Residential and commercial development in the quarter at Henryka Sienkiewicza Street in Zielona Góra” is the construction of a complex of residential, multi-family buildings with services, mostly underground parking, landscaping, access roads, walkways and green areas, as well as the necessary technical infrastructure.

The development of the site was designed to meet all requirements and guidelines arising from the site context, the surrounding buildings, the layout and connections of vehicular and pedestrian routes, and the existing development. The basic urban design concept of the development is to respect the site context (the former ZEFAM furniture factory site) and adapt its dimensions to the requirements of the conservation area, which encompasses a significant portion of the development area. To the north, four multi-family buildings are designed in a comb-like configuration, with a variable number of above-ground stories ranging from 6 to 8 stories. The interior is planned for taller buildings, including four 16-story point-of-sale buildings, one of which has a significantly more extensive functional program.

The entire complex harmoniously blends into its surroundings, establishing a dialogue with the surrounding development on Sienkiewicza and Strzelecka Streets without disrupting the intimate character of these streets. The tall buildings complement Zielona Góra’s landscape on a macro scale. Within the block, there is no shortage of “green spaces,” pedestrian paths crisscrossing the entire area, creating recreational spaces and playgrounds. The main entrances and driveways to the site are planned from Henryka Sienkiewicza and Strzelecka Streets. The parking lots feature internal entrances and ramps to each level, with the entrances evenly distributed across the streets. Single- and two-level enclosed parking lots are also provided.

A distinctive feature is the southernmost “tower,” designated “Bachus Tower,” which complements the architectural and urban design. Functionally, it is the most extensive, offering luxurious apartments with loggias and large terraces overlooking the Zielona Góra landscape. The first two floors above ground level offer exclusive amenities for residents, including a wellness center, spa, and fitness center. A representative driveway with parking spaces for guests leads to the building. The ground floor houses a spacious two-story entrance hall with a reception desk and services.

The flat roofs are used for residents’ recreation, with viewing terraces. All apartments feature loggias and balconies, while ground-floor apartments have private gardens. The functional layout of the above-ground residential floors is a two-bay corridor layout, with individual staircases in complexes with elevators and service shafts. The basic structure of the buildings is monolithic reinforced concrete on the underground and partially above-ground levels (frame construction is also possible). The basic assumption in the design of the complex was to create a simple, modernist architecture that, in terms of the scale of the development and its aesthetic solutions, would represent the quality of the place in the city.

The complex is designed along a north-south axis so that all apartments have adequate sunlight.

The idea behind the development was to create a multi-family development with a downtown character, contemporary design, and a sense of spaciousness. Two-story apartments with mezzanines are planned for the top floors. This will allow for the full utilization of the maximum building height permitted by the development plan. The terraced roofs allow for the design of attractive apartments with panoramic views of the entire city, and from the viewing terraces located on the top floors of the tall buildings, even the Sudetes Foothills.
