Commercial development on plot no. 21/5 in the area of ​​Gryfa Pomorskiego and Polna streets in Międzyzdroje

The planned investment, titled “Service Development on Plot No. 21/5 in the Area of ​​Gryfa Pomorskiego and Polna Streets in Międzyzdroje,” involves the construction of a complex of service buildings – an aparthotel, with a service area in the form of a reception area and associated facilities, partially underground parking, and landscaping.

The development was designed to meet all requirements and guidelines arising from the site context, the neighboring buildings, and the layout and connections of vehicular and pedestrian routes, as well as the existing development.

The front of the development is located on the western side, facing a coniferous grove. Access to the plot is through a connecting passage between the buildings. The development is almost entirely situated on a raised garage slab. The entire complex blends harmoniously into the surroundings and interacts with the neighboring guesthouses and residential buildings on Polna Street.

The concept design includes an entrance to the buildings from a shared courtyard. Additional entrances are planned along the newly designed roads from Gryfa Pomorskiego Street and Polna Street. The parking lots are designed as underground parking spaces in the garage hall, and above-ground and covered in an open space, accessible via a ramp to the intermediate level of the underground garage.

The development comprises two twin, mirror-image buildings, arranged parallel to each other, featuring contemporary architecture, a sculpted form, terraces, loggias, verandas, and bay windows.
The flat roof is used for the recreation of the aparthotel’s users as a viewing terrace. All commercial units are equipped with loggias and balconies, while the ground-floor apartments have private gardens. The functional layout of the above-ground residential floors is a two-bay corridor layout with individual staircases in complexes with elevators and service shafts.

The building’s basic structure is monolithic reinforced concrete on the underground and partially above-ground levels (frame construction is also possible).

The primary design objective for the complex was to create a simple, modernist architecture that, in terms of scale and aesthetics, would enhance the quality of the space.

The complex is designed along a north-south axis, ensuring that all apartments have adequate sunlight.

The development’s design philosophy was to create a commercial development with a downtown character, contemporary in design, and a sense of spaciousness.

The terraced roofs allow for attractive apartments overlooking the adjacent coniferous forest. The largest apartments are planned for the top floors.

The parking level is directly accessible from the vertical access road.
