The planned investment, titled “Residential and Commercial Development in the Quarter on Stefana Batorego Street in Zielona Góra,” involves the construction of a complex of multi-family residential buildings with commercial units on the ground floors facing the streets, partially underground parking, landscaping, access roads, walkways, green areas, and the necessary technical infrastructure.
The development was designed to meet all requirements and guidelines arising from the site context, the neighboring buildings, and the layout and connections of vehicular and pedestrian routes, as well as the existing development. The basic urban design concept is to position the development along Aglomeracyjna Street and parallel to Stefana Batorego Street, forming a “ribbon” of varying heights and a curving plan and massing, rising to the main corner at the intersection. The interior is designed with a lower structure, referencing the point structures set on the elevated parking deck through the materials used and the scale. The entire complex harmoniously blends into its surroundings and establishes a dialogue with the adjacent museum building. A “green interior” for residents and private spaces was designed within the block, creating a “green clip” between the areas on Generała Jarosława Dąbrowskiego and Stefana Batorego Streets. Hence, the design of a main pedestrian circulation axis, which intersects the entire area, creating recreational spaces and a playground elevated to level +1 via stairs and elevators. The concept includes two recreational areas for residents – a playground for children located on the flat roof of the garage, and a green area arranged in a cascading structure of planters on the pedestrian walkway, which also serves as a part of the fire access road on the southwest side. The main entrances to the area are planned from Aglomeracyjna Street, with additional entrances from Stefana Batorego and Jarosława Dąbrowskiego Streets. The parking lots will have two entrances and internal ramps for each level. The entrances are evenly distributed relative to the streets. Two-level underground parking garages are also designed. The development comprises a single building of varying heights, with expansion joints and fire zone divisions, and five point structures. Two underground levels are planned for parking, technical and utility rooms for residents, including two built-in garbage bins, a heating substation, and other facilities with entrances from the internal road.
